Slab Leak Questions, Answered Plainly

These are the questions that come up most on the phone, grouped by where you are in the process.

Finding it

How do I know the leak is under the slab and not in a wall?

Leaks in walls usually show: stains, bubbling paint, damp drywall. Slab leaks show through the floor or not at all: a damp carpet, a warm spot on tile, a running-water sound, or a meter that moves with everything off. The meter test is the best first check. The water meter leak test

Can a plumber find a leak under the slab without breaking up the floor?

Yes, the search is done from above. Pressure tests, acoustic listening, thermal imaging and sometimes tracer gas narrow the leak to a small spot. Concrete is only opened if a spot repair is chosen. How slab leak detection works

How close can the leak location be marked?

It depends on the pipe depth, the flooring and the background noise. Ask the plumber how they confirm the spot before any concrete is opened. No honest plumber can promise an exact distance before seeing the house.

Is a leak after the water meter my responsibility or the city's?

Generally the line on the house side of the meter belongs to the owner, and the meter and street side to the utility. In Westminster that's the City of Westminster Water Division, and in Stanton it's Golden State Water. Confirm with your utility. Water line leak repair

Fixing it

Spot repair or reroute: how is that decided?

The age of the copper, where the leak sits and whether it's the first leak. A single leak in sound pipe under an easy floor suits a spot repair. A leak under tile or cabinets, or a repeat leak, often points to a reroute. Slab leak reroute

Does fixing a slab leak need a permit?

Reroutes and repipes commonly need a building permit and inspection. Ask the plumber whether one will be pulled. Midway City is unincorporated, so permits there go through the County of Orange.

Can a slab leak damage my foundation?

Over time, water escaping under a slab can wash out soil or change how the soil supports the concrete. That's a reason not to leave a leak running. Slab leaks and foundations

What about drain lines under the slab?

A slab can hide drain and sewer pipes too. A failed hydrostatic test on drains is a different problem from a water supply leak, with different tools and repairs. Failed hydrostatic test

Living with it

Can I stay in the house while it's being fixed?

Usually yes. Water is off for parts of the work, and there's noise and dust. A few situations, like water near wiring, make leaving easier. Living at home during a repair

Will homeowners insurance pay?

It depends on the policy. Many split a slab leak into access, the pipe repair and the damage, and treat each differently. Call your insurer before work starts and document everything. Slab leaks and insurance

I rent. Who calls the plumber?

Tell your landlord or property manager in writing right away, with photos. The owner normally arranges and approves the repair. Renters and landlords

What should I ask about cost before someone comes out?

Ask how leak detection is billed, whether that fee counts toward the repair, what patching is included, and whether a permit is part of the price. What affects the cost
